Two sides to the business, run differently. Homes book by the visit, commercial signs by contract. The same vetted team does both.
Deep clean
A one-time clean that goes further. Behind the appliances, the baseboards, inside the cabinets and the corners a regular visit skips.
Move-in and move-out cleaning
Before you unpack, or once the place is empty. Cleaned throughout so it passes the landlord walkthrough or is ready for your boxes. Dates around July 1 fill up fast, so book early.
Post-renovation cleaning
Once the trades are out. Construction dust gets everywhere and needs a different pass than a normal clean.

Desks, meeting rooms, the kitchenette and the washrooms. We come in the evening or early morning, never during your working hours. High-touch surfaces get disinfected on every visit.

Commercial work does not book like a house clean. Here is exactly what you sign and what you get.
01Written contract, fixed price per visit
The price, the task list and the frequency are written down. The price does not move mid-year without your agreement. Either side can end it with 30 days' notice.
02Certificate of insurance on request
Many commercial leases require proof of the supplier's liability insurance. We send you the certificate, and the landlord can be named on it if your lease calls for that.
03After-hours access, logged in writing
Keys, access cards and alarm codes go to one named person and are recorded in a log. If that person leaves, the codes change the same day.
04One invoice a month, payable in 30 days
Invoiced on the last business day of the month, payable by transfer or cheque. No prepayment and no deposit held back. Any extras that month appear on their own line.
05A supervisor walks the site
A walkthrough with you after the first month, then quarterly. You sign off on the task list or you correct it, and the corrections become the new list.
06The same crew, not a rotation
Your site is assigned to a named crew. You know who comes in at night, and that crew knows your quirks without the explanations starting over.

Starting prices for a home in reasonable shape, cleaned every two weeks. The number of bathrooms, the condition of the place and pets can push the price up. Your exact price is confirmed in writing before the first visit and does not change after that.
Taxes are extra. GST and QST are not included in the amounts above.

Commercial, how we price it
An office does not compare to a condo, so we do not publish a grid. The price is worked out on site, but here is the floor and the four things that move it, so you know what to expect before the call.
Minimum visit

Below that, the trip costs more than the clean. The written quote arrives within two business days of the visit.
What moves the price

Measured in square feet actually cleaned, not the square footage on the lease.
The number of visits
Five nights a week costs less per visit than a single Friday pass.
Washrooms and the kitchenette
These take the most time, and they are the only rooms anyone notices when they get skipped.

After 10 p.m., weekends, or a building with no service elevator all cost more.

Common questions
What people ask us before they book.
Do I need to be home while you clean?
No. Most of our clients leave us a key or a door code and come home to a clean place. If you would rather be there the first time to walk through it with the team, that works too.
Do you bring your own products and equipment?
Yes. The team arrives with the products, the cloths and the vacuum. There is nothing for you to buy. If you would rather we use your products, leave them on the counter and we will.
What does it cost?
It depends on the size of your home, the number of bathrooms, the condition of the place and how often we come. Recurring cleaning starts at $119. The quote is free and the price is confirmed before the first visit.
Will it be the same people every time?
As much as possible, yes. We assign a team to your address and keep it there. If someone is sick or away, we tell you ahead of time and whoever fills in gets your notes.
Are you insured, and what happens if something breaks?
We carry liability insurance. If we break something, tell us and we handle the repair or the replacement. Point out anything fragile or irreplaceable ahead of time and we leave it alone.
How do I cancel or move an appointment?
Call or write at least 24 hours ahead and we move the visit at no charge. A same-day cancellation may be billed, because the team is already booked for you.
Do the posted prices include taxes?
No. Every amount on this site is before tax. GST and QST are added and appear on your invoice. We spell that out because a price that grows 15 percent at checkout is not a posted price.
Can the price change after the quote?
The price confirmed in writing before the first visit is the price you pay. It changes only if you add rooms, add extras or change frequency, and we tell you before doing it, never after. Any yearly increase is announced 60 days ahead.
Why does the first clean cost more?
Because we start from the state the place is in, not the state we will keep it in. The first visit is a deep clean: baseboards, behind the appliances, built-up scale. Once that backlog is handled, regular upkeep takes over at the regular price.
Do I have to sign a long commercial contract?
There is a contract, but it is not a long one. The price, the tasks and the frequency are written into it, and either side can end it with 30 days' notice. No three-year lock-in and no automatic renewal buried at the bottom of the page.
Can you give my landlord a certificate of insurance?
Yes. Many commercial leases require it before a supplier is let into the building. Ask and we send it, and the landlord can be named on it if your lease calls for that.
Do you come during or after opening hours?
After, in almost every case. Evenings or early mornings, so nobody is working in a room we are cleaning. If your building limits access hours, we build the schedule around that.
How does commercial billing work?
One invoice, on the last business day of the month, payable in 30 days by transfer or cheque. No prepayment and no deposit held back. Any extras that month appear on their own line, not folded into the total.
